What about new homes and new subdivisions?

We represent Clients that buy new homes. Based upon our clients requirements we include new homes and new subdivisions in showings of homes throughout the Valley. Unlike some areas of the country where builders do not cooperate with local realtors, in the Valley, builders seek our assistance since realtors sell a majority of their product. Valley builders frequently offer incentives to realtors.

You should be aware, the site salesperson solely represents the builder, therefore Buyers should definitely consider their own representation.

Builders as a matter of policy in Arizona expect clients to have the realtor present when viewing their new homes. It is tempting to cruise new subdivisions. However, in order to insure your right to a Buyer representation, nothing must be registered or signed without your realtor accompanying you. If you are just looking, say so, and you may not be asked to register yourself. If asked, simply state that you are working with a local realtor and will return with your realtor should you have any interest in the subdivision.

In the case of new homes, advertised pricing does not usually reflect the final price of a home. There are many options, such as a covered patio, a fireplace, upgrades that are in the models, and/or a lot premium that will effect your final purchase price.

As reflected by our connections to various communities, we have information booklets of many new subdivisions in the Valley that list the areas, builders, subdivisions, price, square footage, bedrooms, garages, lot size and location that we provide to our clients. We'll gladly assist you in determining what a subdivision has to offer.

Caveat Emptor no longer is enough to protect a Buyer. Every state has its differences. An escrow on the East Coast means something different on the West Coast. There are inspections, disclosures, deadline dates, title work, loan procedures, and recommended use of professionals. 
Representation for the Buyer is very important today!
